<h2>General Purpose</h2><p>The Assistant Property Manager will be responsible for the day-to-day leasing and operational aspects of the property. This person must be highly motivated, outgoing, detail oriented and be able to flex daily based on the demands of the property. </p><p> </p><h2>Essential Duties and Responsibilities</h2><p> </p><p>Leasing</p><ul><li>Ensure that the property is rented to the fullest capacity by building positive relationships with prospective and current residents.</li><li>Utilize marketing strategies and verify all online advertising sources are accurate in order to secure prospective residents</li><li>Greet all prospective traffic with a friendly attitude and be ready to give a quote and tour the property. Ask for the prospect to fill out the rental application</li><li>Continually monitor and analyze traffic logs, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others</li><li>Collect, input and verify all documentation for applications before the leases are prepared for move in </li><li>Inspect apartments for cleanliness and other issues prior to showings and before move ins</li><li>Prepare move in paperwork including keys, parking permits, and remotes</li><li>Generate, email, and distribute renewal letters</li><li>Deposit rental checks into One Site and prepare bank deposits</li><li>Enter maintenance work orders and once completed with maintenance finish in system</li><li>First point of contact with residents and their concerns</li><li>Maintain an open line of communication with all members of the team</li></ul><p> </p><p>Financial and Administrative</p><ul><li>Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner</li><li>Oversee all financial procedures including verifying rental income, processing monthly payments and ensuring renters insurance accuracy in the system</li><li>Ensure resident ledgers are accurate, noting any discrepancies in the resident activity</li><li>Confirm all applications, leases, renewals and corresponding paperwork are completed in a timely manner</li><li>Comply with anti-discrimination laws regarding fair housing</li></ul><p> </p><p>Miscellaneous Duties</p><ul><li>Be observant of the property while walking buildings and grounds. Make note of items that need attention</li><li>Communicate with residents regarding property related issues</li><li>Maintain a good rapport with residents </li><li>Be creative with marketing ideas and community engaging events</li><li>Other duties as assigned</li></ul>
