<p>This position is for 2 days per week; more when manager is on vacation. Work environment is pleasant and respectful.</p><p>The Facility Maintenance/Office Relief position is to perform all required maintenance of the facility and to offer support to the resident manager with the day-to-day operations on the resident manager's days off, vacation and as requested by the resident managers when needed. &nbsp;</p><p>  The expectations are: &nbsp;</p><ul><li>For the maintenance side of the facility as set forth by the management company. You will be required to perform all required maintenance of the facility including but not limited to: sweeping and washing down facility drives so they look clean and fresh, keeping storage space doors clean and washing the doors as needed, cleaning storage spaces and doors in preparation of new occupants, check roofs, gutters and downspouts. Clean the office and outside restroom and keeping it stocked, and empty the trash when needed. &nbsp;</li><li>To keep the golf cart clean, that no maintenance equipment is left on it. To connect it to the charger at the end of the day.&nbsp; Monitor the water level in the batteries so it doesn’t go too low or that the chambers are overfilled.&nbsp; The golf car should be brought out every day that weather permits.  &nbsp;</li><li>To be able to safely handle and operate all company power tools, to read, and sign off on any monthly safety trainings.   &nbsp;</li></ul><p>When the Resident Manager is off or requests assistance as Office Relief you are expected to: &nbsp;</p><ul><li>To offer support to the resident manager with the day-to-day store operations on their day off.  &nbsp;</li><li>To be able to complete each step of the opening and closing procedures as defined by the management company. To generate and accurately prepare rental agreements and any other office document. To process payments, rent storage spaces, transfer occupants, enter notes, be able to understand and explain occupant contracts and rules. To answer phones and emails and take phone messages, to operate the voicemail and return calls as necessary.   &nbsp;</li><li>To complete daily security checks at the beginning and end of the day and as needed throughout the day as needed.&nbsp;</li><li>To make collection and courtesy calls per the policy at your store per your resident manager. &nbsp;</li><li>To communicate issues that arise involving occupants and/or the facility and complete the required paperwork, photograph, scan and file the appropriate reports when needed. To communicate openly with the regional supervisor as needed when the resident manager is on vacation or away from the office for an extended period of time other than the regular day off. &nbsp;</li><li>To attend training meetings as scheduled and to communicate with the resident manager when you have questions or don’t understand something. To learn and adapt to changes as deemed necessary by management and/or by state laws. &nbsp;</li><li>To take lunch at the time predetermined by your resident manager.</li></ul><p>  The above is a description of the normal daily activities. It does not outline any unexpected events that may occur that you may be required to assist with. &nbsp;</p>
