Property and Maintenance Manager

Park Place Everett LLC is offering a unique opportunity for rental property management with residential maintenance responsibilities working for an experienced property investor. If you are a highly motivated candidate who is considering such an opportunity, we look forward to hearing about your qualifications. We at Park Place Everett manage and maintain one apartment community in Everett WA with twenty-six townhouse-style apartments on site, this will be the primary center of operations for this position. Local responsibilities will also involve thirty additional rental condominiums within the same area of Everett at five different condominium communities. Periodic work may be required at our three-unit apartment building in Seattle WA and our four-unit strip mall/retail center in Anacortes WA. 

Property Manager Job Responsibilities:

  • Maintains property rentals by advertising, processing rental applications and filling vacancies, negotiating, and enforcing leases, and maintaining and securing premises.
  • Establishes rental rates by periodically surveying comparable rentals in the area. 
  • Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units to prospective tenants.
  • Generating and signing lease agreements with new tenants and collecting security deposits of other money due at signing.
  • Accomplishes financial objectives by collecting, recording, and depositing monthly rent payments. 
  • Coordinate with Community Managers regarding condominium rental needs, reporting new leases, and update resident information as required.
  • Maintains property by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting units, and completing repairs, planning renovations of vacant units, and contracting with our trusted vendors to facilitate large maintenance repairs and improvements as needed.
  • Maintains building systems by contracting for maintenance services and scheduling repairs that warrant special technical skills.
  • Enforces occupancy policies and procedures by confronting violators in accordance with landlord-tenant laws appropriate for the city and state of the rental.
  • Prepares and submits monthly and quarterly reports by collecting, analyzing, and summarizing data such as monthly rent rolls, payroll summaries, spending analysis, reports, and rent collection deposits.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.
  • Installing and repairing wires, plugs, and switches.
  • Household appliance troubleshooting and repair.
  • Sweeping, mopping, and vacuuming floors in communal areas.
  • Painting communal areas and exterior walls.
  • Disposing of trash found in communal areas.
  • Tracking inventory to ensure that you have adequate maintenance supplies.
  • Ensuring that fire extinguishers, alarms, and other safety equipment remain certified and in excellent working condition at all times.
  • Unlocking apartments in instances where tenants have lost or forgotten their keys.

 

[Work Hours & Benefits] This is a full-time position with occasional on-call responsibilities should maintenance emergencies arise. Some administrative duties may be performed in a hybrid fashion. A competitive pay scale will be determined based on qualifications.

Property Manager Qualifications / Skills:

  • Prior experience as an apartment maintenance technician or in a similar mechanically inclined role.
  • Plumbing, heating and electrical experience will be advantageous.

  • Ability to lift up to 50 pounds without assistance.
  • Dexterity and attention to detail.
  • Available to work on weekends and evenings, when required.

Education, Experience, and Licensing Requirements:

  • High school diploma, GED, or equivalent
  • 1-3 years’ management and or maintenance experience a plus
  • Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
