Summary: The Maintenance Operations Specialist is a transient position which reports directly to the Assistant Portfolio Maintenance Manager and indirectly to the Community Manager at his or her assigned property, and the Portfolio Maintenance Manager. Responsible for ensuring that the physical aspect of the apartment community meets company standards and applicable laws. Perform interior and exterior cleaning, apartment turns, and diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall and spackle, exterior structural and appliances.
Locations the position is required to commute to: Upper Macungie PA, Macungie PA, Bethlehem PA, Easton PA, Mt. Arlington NJ, Hackettstown NJ
Essential Duties and Responsibilities include the following. Other duties may be assigned as needed.
- Available to provide essential duties at any assigned property. This person will travel to properties as directed by the Regional Manager and work under the supervision of the Assistant Portfolio Maintenance Manager.
- Must be available on notice in the event of snow and ice and other on-site emergencies. Position requires snow removal and salting.
- Complete turn-over process on vacant apartment homes, as required, may include painting, complete clean out of unit, repairs, cleaning carpets, flooring replacement.
- Perform carpentry work such as fitting doors, freeing windows, sanding and refining doors, caulking, grouting, adjusting doors and cabinets, replacing molding and other work orders.
- Responsible for maintaining grounds and common areas including picking up trash, sweeping sidewalks/driveways, watering trees, shrubs and flowers, cleaning offices, hallways, restrooms, lounge areas, fitness area, stairways, leasing office, etc.
- Repair concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixture and fencing if and when required.
- Perform work order/service requests within 24 hours of initial call.
- Perform repairs on items such as appliances, fixtures, switches, outlets circuits etc.
- Carry out HVAC maintenance as required by EPA (Freon Recovery Certification required).
- Maintain curb appeal of the property by maintaining a clean pool area and grounds and monitoring the cleanliness of the community by daily inspections.
- Carry out preventative maintenance by performing 'tests', on all property equipment (to include electrical, plumbing and heating, fire/safety) and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to diagnose problem or repair on machine.
- Mount, install and maintain all fire extinguishers and smoke detectors.
- Assist in inspection of property.
- Assist in maintaining of maintenance materials and supplies
- Be familiar with the location of gas and water meter cut off, all apartment cut off and sewer clean outs.
- Test all locked doors and key sets.
- Paint interior and exterior.
- Be able to work as a team as well as independently and help others both at the community and other communities within the Woodmont Properties portfolio and be flexible in transferring to other local regional communities, if required.
- Utilize the company golf cart while on premises to travel between different buildings in the community, where applicable.
- Responsible for daily cleanup of Maintenance Shop
- Attentive and cautious with regards to the overall security of the property and resident apartment homes. Keeping all keys, including master keys in your watchful possession, never to be handed to any unauthorized person including vendors and contractors. Never allow a vendor or contractor entrance to an occupied apartment home without a Woodmont Properties employee present
- Ability to report and give account of any incidents occurring on the property to the Maintenance Supervisor and Community Manager.

Education and/or Experience
High school diploma or general education degree (GED); or one-year related experience and/or training; or equivalent combination of education and experience.
Language Skills

Certificates, Licenses, Registrations
HVAC/EPA Certification, CPO; depending on area may require HVAC/EPA Certification and CPO or other pool license or certification as required by State or local ordinance.

The employee is frequently required to climb or balance. The employee is occasionally required to sit.
