POSITION SUMMARY: The Site Assistant - Framingham is responsible for supporting the maintenance of Conference buildings and grounds in Framingham and Ashland safely, cleanly and in good repair, and in compliance with all relevant laws and regulations. Conference buildings and grounds serve the mission and ministry of the Conference by housing Conference office, meeting and retreat functions.
RESPONSIBILITIES AND DUTIES:
♦ Handles routine maintenance and some custodial functions well and consistently, taking direction from the Site Manager, where appropriate, including but not limited to the following:
o Maintains fields and lawns.
o Keeps sidewalks, driveways and parking lots clear of ice and snow.
o Performs trash and recycling removal from Edwards House as needed for scheduled events.
o Performs trash and recycling removal for the Barn office section of the barn twice weekly on a schedule to be agreed upon with supervisor.
o Performs custodial tasks including bathroom cleaning and stocking and floor cleaning at Edwards House, as needed.
o Performs set ups and breakdowns of meeting spaces at Edwards House
o Scans regularly for maintenance issues and brings them to the attention of supervisor when necessary.
o Supports the preventive maintenance schedule for major equipment, as needed.
o Expands knowledge base and participation in the preventive maintenance and minor repair on boilers, air conditioning units; performs basic plumbing and carpentry.
o Performs basic maintenance and upkeep of two on-site staff houses, as needed.
o Supports the maintenance of all equipment (trucks, mowers, tractors) commensurate with skill.
o Expands participation in repair and maintenance of the property through training and mentoring opportunities.
o Provides support for grounds improvement projects.
♦ Contributes to the current list of projected maintenance and improvement projects for the Framingham facilities.
♦ Supports access for scheduled vendors to conference properties, as needed. Provides initial response to in person fire alarms; alerts on-call staff person per schedule.
♦ Participates in weekend and holiday on-call rotation to respond to emergency needs. Directs non-routine concerns of staff about property matters to supervisor.
♦ Communicates with supervisor about maintenance projects that will affect the work of other staff.
♦ Performs other tasks as assigned by supervisor.
QUALIFICATIONS:
• Some experience in property and grounds management and willingness to expand skillset
• Basic technical skills in the areas of carpentry, painting, equipment repair, plumbing, and landscaping and willingness to expand skillset
• Initiative, self-motivation, dependability, and flexibility
• Ability to work independently and as part of a team.
• Ability to communicate well with others and be friendly and welcoming to staff and guests.
• Valid driver’s license
• Neat appearance and good hygiene.
PHYSICAL REQUIREMENTS:
• Equipment, Machinery, Tools and Materials Utilization – Requires the ability to operate, maneuver and/or control the actions of equipment, machinery, tools and/or materials used in performing essential functions.
• Requires the ability to climb a ladder up to twenty feet high.
• Requires operating a pick-up truck, small tractor, backhoe, snow blowers, snowplow and sander.
• Requires excellent hand-eye coordination and the ability to safely use hand and power tools and equipment.
ADA Compliant:
• Tasks involve the ability to lift 75 lbs. safely and independently.
• Sensory Requirements: Some tasks require visual perception and discrimination. Requires oral communications ability.
